Technical Details

The IES IMPACT Compliant Suite consists of three modules:

  • CostPlan (Capital Costing - CC)
  • LifeCycle (Life Cycle Costing - LCC)
  • EnviroIMPACT (Environmental Impact / Life Cycle Assessment - LCA)

All these are integrated with the full IESVE dynamic simulation suite so can also assess other performance metrics in conjunction, e.g. Part L and BREEAM.

Due to the integrated nature of the suite users can perform a comparison of the embodied carbon of a particular solution against its operational benefit across the life of the building. Or, you can assess what the capital investment will be against the cost savings that will be made over the building’s life.

IMPACT Project

IES developed these tools as a direct result of a Technology Strategy Board (TSB) funded project, called 'IMPACT'. The aim of the project was to facilitate improvement in design and decision making for both new design and retrofit projects by allowing users to quantify the embodied environmental and cost implications of material and product choices on a whole-building basis.

Now complete, this 3 year Technology Strategy Board funded project, created the IMPACT methodology and database for software developers to incorporate into their tools. As a member of the project team IES is the first to offer IMPACT Compliant tools. The team also included the BRE, Willmott Dixon Re-Thinking, and AEC3.

Underpinning Technology

The IES IMPACT Compliant Suite addresses how existing but disconnected CC, LCA and LCC know-how and data can be integrated within proven dynamic and interoperable computer simulation to set the standard for the next generation in building environmental impact and cost assessment.

The approach is in line with the European Committee for Standardization CEN/TC 350 (sustainable assessment of buildings) conclusion that LCA and LCC should both be included in whole-building assessment and that reporting should be able to represent impacts over defined life-stages.

The basis of the technological development was drawn from the well-established BRE Environmental Profiles LCA methodology, LCC expertise and data, existing tools (including Envest from the BRE) and substantial existing datasets of generic and certified products. This was coupled with other operational impact modules (such as energy analysis) to report on the overall building impact, within the same application.

The LCA element utilises a method and background data developed by BRE to automate the generation of environmental impact information across thirteen individual environmental indicators or, alternatively, these can be combined into a single BRE defined Ecopoint result.

The construction costing and LCC elements utilise Willmott Dixon data sets.  The LCC aspect is also aligned with latest BSI and RICS industry guidance on life cycle costing, and provides early indicative estimates as well as more detailed estimates at later stages of design.  It also enable shorter periods of assessment than the entire cradle to grave life cycle (e.g. to match funders requirements).

IES Navigator technology was used as the front-end user interface to deliver facilitated step-by-step guidance through the new integrated LCA/LCC methodology.  The Navigators, as an interactive set of hierarchical workflow trees, direct users through process, allow data input, trigger software actions and unlock/change later items as the user works through items.  Each item provides immediate guidance on purpose and directly links to specific help resources.  Plus, an auditable quality system is easily generated; actions can be user checked as completed triggering a name and date stamp, and comments can be added and shared.

IMPACT is flexible and can integrate with international building sustainability assessment methods and schemes by reporting environmental impacts and life cycle costing in a number of ways including to the following methods/standards:

The IMPACT Compliant Suite of software is available for FREE* to all IESVE users. New Customers may need to purchase additional IESVE modules depending on their requirements and are advised to contact us.

The IMPACT Compliant BRE & Willmott Dixon industry recognised cost & LCA data sets are designed to work with the software as a complete package, allowing you to get started without any data input.  They are needed if you intend to meet IMPACT Compliant requirements, such as linked BREEAM calculations and BRE Ecopoint outputs, and are updated regularly.

The 3 data subscriptions are available for stand-alone and network installations.
