Taka Solutions used IESVE to conduct detailed dynamic energy simulations to quantify and verify implementation of a number of Energy Efficiency Measures (EEMs) as part of its Shared Savings Energy Performance Contract (SSEPC) for O-14 Tower.
O-14 Tower is a commercial office building located in Business Bay, Dubai, UAE. The Tower comprises of twenty-two floors, two podiums levels, retail outlets in the ground level and four (4) basement parking levels with a total area of 28,000 m2.
Taka Solutions performed a fully financed, Shared Savings Energy Performance Contract (SSEPC) whereby they provided all engineering, equipment and capital costs for the project and will in turn receive a portion of the savings generated throughout the seven-year contract. During this time Taka Solutions will provide full operation and maintenance of all installed equipment and at the end of the project, the client will keep 100% of the savings, along with all of the upgraded technology.
To accurately represent the cost-effectiveness of different proposed measures, the Taka Solutions team conducted several auditing activities including design and specification - utilizing technology, BIM, and energy modeling with the IESVE. Detailed engineering calculations and energy simulation results were analyzed, which forecasted cost savings of AED 485,665 annually with a payback period of 4.4 years. This will also increase the capital asset value by AED 6,070,813 with total annual savings of 35.8%.
A number of EEMs (Energy Efficiency Measures) were recommended from the detailed IESVE analysis and energy audit to reduce energy consumption, including chiller, ventilation and lighting systems. One of the EEMs implemented was the installation of a FAHU demand control ventilation system. The simulated and predicted savings from the IESVE model proved to be accurate when compared with the actual savings generated by this EEM.
The successful implementation of all recommended EEMs will result in a greenhouse gas emission reduction (carbon dioxide equivalent) of 545,691 kg, resulting O-14 Tower’s environmental footprint being reduced by 36%.
A baseline energy model was calibrated to within a 5% difference of the historic utility bills (electricity) for each MDB (Main Distribution Board) for a period of 12 months from January 2016. This ensures that the baseline energy models meet the recommended threshold by ASHRAE Guideline 14 and IPMVP Standards and guarantees a reduced risk by knowing the actual parameters and equipment running hours etc.

The building’s unique architecture (exoskeleton) incorporates more than 1,000 circular openings of various sizes acting as double façade while providing excellent shading to reduce cooling demands of the building. Its concrete exoskeleton and core provide structural support to the building allowing natural daylight to pass through while reducing solar heat gain and glare. O-14 Tower has won many prestigious awards including Emporis Skyscraper Award (2009) and ACEC National Honor Award for Excellence in Engineering Design (2010).
