Tide Construction use IES TaP to streamline, manage and automate the certification process for BREEAM assessments.
As a building developer and contractor, Tide Construction (Tide) must meet the desired building certification for a sustainable built environment as set out by BREEAM. IES TaP software helps Tide achieve this with enhanced monitoring, tracking and reporting functionality to enable effective project team communication and project management. It also enables them to collaborate with the whole project team more efficiently, ensuring everyone is clear on their individual roles and responsibilities, with no ambiguity about what is required, from whom, and by when.
“I have used other project management software in the past, but IES TaP is a fantastic tool, enabling us to keep projects on track in the most efficient way. All of our BREEAM assessors use IES TaP, so everyone is working on the same platform. All of the data you need can be pulled from the software itself, saving so much time. You can apply different filters and extract specific information, depending on what you need to report on, and to whom.”

Multiple benefits
Not only can IES TaP software deliver real-time progress tracking of the Green Building assessments in a centralised, online location, it also provides extensive reporting, including progress reports and visual charts. BREEAM assessors can upload, store and reference all evidence documentation in a centralised, online location for full visibility of the entire project status.
BREEAM assessors purchase a license for IES TaP software, and when they have reviewed all the evidence documentation provided by the project team, they simply submit all required documentation seamlessly to BRE’s Quality Assurance Team. Once the data is uploaded, information can be obtained quickly and accurately, while real-time reporting enables the various teams to deliver on outstanding requirements in an accurate and efficient manner.
Furthermore, the collaborative nature of the software ensures that all individuals within the different project teams are clear on their specific responsibilities and deadlines. IES TaP eliminates ambiguity by assigning specific team responsibilities and deadlines so that everyone involved is informed and aware of real-time project status.
Customisation options
Tide needed to make subtle amendments to the standard IES TaP software, which IES was happy to accommodate. Tide developments are usually built using a combination of two types of construction methods; traditional and volumetric construction.
Due to the use of the two construction methods, a need for multiple additional team member roles has arisen. IES has been very responsive to Tide’s software development requests and created a set of new roles to facilitate correct responsibility allocation, to avoid confusion.
IES TaP comes with evidence types already assigned; however, because of the hybrid construction method used by Tide, Tide requires some additional evidence types in IES TaP. To meet Tide's specific needs, IES has customised the evidence types, allowing Tide to create a personalised template. This template can be easily applied to all new projects, eliminating the need for Tide to duplicate the data input and speeding up the entire process.
Typical scenario
The flexible IES TaP reporting functions enable the production of discipline-specific reports containing relevant information associated with specific elements of a project, such as architectural design and MEP design. This discipline-focused reporting has significantly improved the effectiveness of BREEAM workshops. It has eliminated lengthy and time-consuming wider design team workshops, improved communication, helped keep participants engaged and sped up the completion of BREEAM assessments.
“Tide’s Construction system embraces complex designs and delivers them to the highest standards, undergoing rigorous quality controls at every stage, so we need full visibility of all the teams’ progress on the entire project, which IES TaP provides. Tide tends to work on around five live projects or developments concurrently, each comprising an average build of 400-900 apartments. They are large-scale development projects and we can deliver a 40-storey building in just two years.
IES TaP has great reporting features and the flexibility to adapt to our specific schemes, which is critical in our industry. IES TaP meets our needs with its flexibility to customise rules and responsibilities.”

About Tide Construction
Tide Construction (Tide) is a building developer and contractor, working alongside their sister company, Vision Volumetric (Vision). Tide’s construction method uses Vision’s advanced volumetric technology to manufacture fully-fitted, 3-D structural units in a controlled factory environment which are then erected on site.
Tide delivers complex, large scale schemes - such as co-living and build-to-rent, as well as student apartments and award-winning hotels - quickly, efficiently and to the highest performance standards.
