The building has been designed with high energy efficiency in mind by employing a number of low energy design strategies. This included the following features:

  • High efficiency CHP plant suppling steam and electricity to be used for conditioning the building, as well as in the industrial manufacturing process
  • High efficiency LED interior lighting system
  • Heat recovery ventilation in all AHUs in the building to reduce space heating demand
  • High efficiency dehumidification (using a thermal wheel and steam coil for regeneration) on the two outdoor AHUs serving the clean rooms. This allows the chillers to provide higher temperature chilled water, thereby significantly improving their operating efficiency

One of the most challenging aspects of the project was the modelling of the clean rooms. The design had to take into consideration a number of factors including the incorporation of a desiccant dehumidification wheel, high process electrical and steam consumption, a district steam CHP plant providing steam for the manufacturing process and space heating, and a VRF cooling system. However, the consulting team’s efforts paid off with the project achieving total energy cost savings of 31.42%.
