St Petersburg Business Center is located in the very heart of historic Saint Petersburg, and is close to all types of transportation facilities. The floor surface of the entire building sums up to 14,000 sq. feet.

Consulting, engineering, design and construction services firm, Bureau of Technics, were tasked with creating an energy model of St Peterburg Business Centre to improve its energy efficiency and understand how it should operate.

Using IESVE Bureau of Technics conducted energy, lighting and solar analysis to decide on the best energy efficient options. These included:

  • increasing thermal resistance of walls
  • low co-efficient heat transfer of the window - 1.7 W/m2К, SF=0.4
  • reduction of the night-time temperature in the building
  • controlling the fans with CO2 sensors
  • energy saving tunable light sources
  • lighting level control system
  • motion sensors
  • individual spot lights
  • solar-powered outdoor light
  • usage of heat recovery ( ef 85% ) with bypass
  • high efficiency boiler ( ef 95% )
  • high productivity fans
  • usage of effective water folding accessories to reduce the hot water consumption

After calculations, the total annual energy savings was found to be 69% on average compared to the common engineering networks solutions and the annual cost savings 47 %.

The building is the first project in Russia to implement innovative technologies and revolutionary approaches to meet the LEED and BREEAM ecological and energy efficiency requirements.

The project was nominated for LEED Platinum and BREEAM Outstanding approval.
